How to use a house cost-per-square-foot estimate

This calculator multiplies the heated square footage you enter by your own cost-per-square-foot assumption, then applies the contingency percentage you choose. It is designed for early planning, not as a live local bid or a substitute for contractor pricing.

Basic house cost formula

Square feet × your cost-per-square-foot assumption = base estimate. The selected contingency is then added to create the planning total.

Use your own current assumption

Construction costs can vary with design, finish level, site conditions, labor, materials and project scope. Replace any planning rate with a number grounded in your own current quotes, comparable projects or professional estimates.

What should be considered separately?

Land, unusual site work, utility extensions, detached structures, financing, design fees, permits and owner-selected upgrades may not be represented by a simple per-square-foot assumption. For a more detailed breakdown, use the Detailed House Build Calculator.

Common house cost calculator questions

Does this use live local construction prices?

No. Nails & Numbers does not guess ZIP-code pricing. You enter the cost-per-square-foot assumption yourself.

Why add contingency?

Contingency is a planning allowance for uncertainty and changes. The appropriate amount depends on the project and should be chosen by the user.

Is this a contractor bid?

No. It is an early planning estimate and should be verified with actual quotes and qualified professionals.
